When is the best time to sell a house?
We often think about seasonal trends when determining the best time to sell a house. While there are national trends, real estate is often more localized, so be thinking about your local conditions. How much are homes appreciating in your neighborhood?
How does that compare to the area in which you plan to buy?
In terms of seasonal trends, June seems to be the best time to sell. The summer months are often more favorable for sellers. These months make up 40% of annual
home sales, according to the National Association of Realtors. In the summer, there’s a seller’s premium, so consider how that will balance out if you also plan to buy a home.
Summer is also a popular time to sell because the weather is nice and there are more daylight hours, meaning that there’s more potential to expose your home to buyers. Additionally, families with children will look for homes in the summer so that
they can get their kids enrolled in school by the fall.

December, on the other hand, tends to be the most challenging time to sell because there’s not as much inventory and buying activity is limited. This makes sense;
people tend to focus on the holidays during the winter months, plus the days are shorter and the weather isn’t ideal.
During the spring, people receive their tax refunds, so they’re able to make renovations or repairs as needed, or even use that money to make a down payment. Spring is a great time for curb appeal, as people’s lawns are in full bloom and the weather is fair. If you plan ahead in the spring, you’re more likely to be well-timed for the summer rush. One drawback to selling in the spring is that there is more competition, and as we head into summer, buyers simply have more choices to pick from.
